"Bartleys" is located along Palabie Road, just 19 kms SW of the regional service centre Wudinna, Central Eyre Peninsula, SA. A total area of 892.2-hectare (2,204 acres) property with 708 hectares or 1750 acres arable. Consisting of undulating brown sandy loam soils, lighter rises have been ameliorated. The usual rotation is wheat/medic. This property has good fertiliser history with periodic zinc applications. This season there is good medic pasture across the property. Clethodim and broadleaf spray has been applied (early September). Up to 1,000 breeding ewes + LAF have been run on the property during this season. 3 paddocks, some internal fences have been removed. A new 4 plain wire and 1 middle barb and creo post fence has been erected along the east (Palabie Road) boundary and along the South (along Public Road) boundary up to the portion of native vegetation located in the SW corner of the property. Old type cyclone is along the west and north boundary. Central on the property are new Brazen steel sheep yards, capacity 2,500 sheep. No other improvements. SA Water is supplied from vendors SA Water meter located along Palabie Rd approx. 3 kms north of the property. Water flows along 32mm and 25mm blue line poly pipe to 2 header tanks and 3 troughs on the property. All poly pipe to and on the property has been renewed in that last eight years. A flow meter at the SA Water meter is included in the sale. Average rainfall approx. 330mm pa. "Bartley's" presents in good heart due to careful land and stock management by the vendors. 1,750 acres of good solid cropping and grazing land in the Palabie district, ideal for farm build up. The successful purchaser will be granted conditional access rights before settlement to conduct seasonal work.
