Owners have had professional contractors complete over $45,000 and have used for personal and family member stays, but it is no longer needed for them, so it is on the market to sell. When first entering the unit you will see the new "timber type" flooring with with modern clean look, freshly painted and new wall tiles with timber kitchen benchtop and new cupboards with lots of storage and stainless steel sink. Plus more shelving and a two door refrigerator/freezer and new split system air conditioning. The bathroom has been specially upgraded with being a open planned and disable friendly (only unit that we are aware of in the complex that is) with new tiles on the walls and in the shower, plus new toilet and bathroom vanity with timber grained counter and new sink and fittings and lighting. This studio sleeps two guests and completely furnished freshly painted. There is enough room to add a single bed or trundle bed to sleep additional 1-2 guests. Other features of the kitchenette area include a full size 2 door refrigerator, along with the modern timber benchtop and cupboards, with a stainless steel sink, there is a microware, the dishware, silverware and glassware. At the resort, where the unit is located there are tennis courts, Olympic size magnesium swimming pool, garden area, BBQ area, a gym and playground for the kids. The resort has off street parking. There is also a conference room and a "Up the Garden Path" restaurant that is licensed for eating and dining overlooking the beautful swimming pool This unit is currently in the holiday letting and income paid to the owner. The zoning of the resort is not for permanent residency. Owners can use their units for short holiday stays. The Amaroo on Mandalay resort is centrally located in Nelly Bay, with convenience of IGA supermarket, chemist, doctors, and the ferry terminal that commutes to Townsville. There is bus lines that stop at the front of the resort, which meet the ferry time schedules. The ferry trips are approximately 25 minutes to Townsville. The Nelly Bay beach is a short 15 minute stroll. As strata title units, Body Corporate Levies and Townsville City Rates apply to each owner. These are the outgoings to the owner. There is no additional bills for electricity as that is included in the levies. Building insurance is covered in the levy. All the gardens, pool and common area of the resort is covered in the levies. With the rates, the trash and water is included. There is a coin operated laundry at the resort for convenience.
